Rebuild or repair comes down to six findings, not to how rough the chimney looks. How much brick face is gone. Whether the joints can hold a repoint. Whether the stack is plumb. Whether the liner is sound. Whether the crown is cracked through. Whether water has reached framing.
Most Denver homeowners told they need a rebuild are being quoted the middle scope: taking the chimney down to the roof line and laying it back up. That is by far the most common masonry rebuild on the Front Range.

The Three Scopes, and What Each One Means
Nearly every masonry proposal in the Denver metro is one of three scopes. They are not points on a sliding scale. They are different jobs with different failure modes.
Spot repair: fix the parts, keep the stack
The structure is sound and the damage is local: tuckpointing eroded mortar joints, replacing individual spalled brick, a new crown, a new cap, resealing flashing.
The test is simple. If the sound masonry around the damage can hold new work, you repair. If it is too far gone to bond to, you are building good work on a bad foundation.
Rebuild above the roof line: the common one
The crew takes the chimney apart course by course to a point below the roof deck, usually a course or two into the attic, then lays it back up with new or salvaged brick, fresh mortar, a new crown and a new cap. Everything inside the heated envelope is left alone.
Full rebuild from the foundation
This goes down to the footing and starts over. It is a structural job: interior protection, rooms out of use, sometimes a carpenter and a roofer alongside the mason.
Triggers are a failed footing, a lean through the lower section, fire damage, or brick failure below the roof. On some 1900s Denver homes the original soft brick simply reached the end of a hundred year life.

A fourth option belongs on that list. If the chimney no longer serves an appliance and the fireplace is unused, taking it down and patching the roof is sometimes the honest answer.
The Evidence a Pro Uses to Make the Call
Homeowners expect this to be subjective. It is not. Six findings drive it, and a good inspector will show you the brick, joint or crack behind each one.
How much brick face has been lost
Spalling is the fired skin of a brick popping off, leaving a raw, sandy crater. Shallow flaking on a few brick is a repair. When brick lose a quarter to a third of their thickness across multiple courses, the wall is thinner than designed.
Colorado accelerates it: a high freeze thaw crossing count, and winter sun driving melt and refreeze on the south and west faces.
Whether the joints can still hold a repoint
Tuckpointing grinds out the deteriorated face of a joint, roughly twice the joint width, and packs fresh mortar in. That needs sound mortar behind it to key into. When a screwdriver probe brings out sand an inch or more back, there is nothing left to bond to.
Whether the stack is out of plumb
A lean is the most decisive finding, and where it starts tells you where the problem lives. Top tipped, body below the roof plumb, and the upper courses are the cause. A lean beginning at or below the roof means the footing, and no upper masonry work solves that.
Whether the liner is compromised

Whether the crown is structurally cracked
There is a real difference between a shrinkage crack you can seal and a structural crack that runs through the slab, has moved, and is feeding water into the top courses. A cracked crown over sound brick is a crown replacement. Over soaked brick, it is what pushed those courses past repair.
Whether water has reached framing
This moves a job up a scope faster than anything else. Stained attic sheathing, a soft rafter beside the chimney, or a damp ceiling means water has been reaching wood.

The Rule About Repairs That Keep Coming Back
Here is the rule of thumb we give people. If the same chimney has needed the same repair twice, the third one is usually the wrong purchase.
Masonry does not fail randomly. When a repoint lasts three winters instead of twenty, or a crown patch reopens in the spring, the problem is not the thing you keep fixing. Something upstream is loading that masonry with water.
Add up what has been spent chasing the same symptom, then add the next repair. If that total is climbing toward a real fraction of a rebuild, the money is buying delay.
Why Rebuilding Above the Roof Line Is the Denver Sweet Spot
There is a physical reason the upper section fails first, and it is sharper here than in most of the country.
- Exposed on four sides. Below the roof a chimney is shielded and stays in a stable temperature range. Above it, every face takes the weather.
- Freeze thaw cycling is relentless. A Front Range February runs above freezing at midday and well below by evening, and every crossing works the water inside the brick.
- High altitude sun does real damage. Thin air and strong winter sun melt the south face while the north stays frozen, so two sides of one stack age differently.
- Hail, wind and monsoon rain hit the top first. Crowns and caps take the brunt, wind loads the tall part where mortar is weakest, and late summer rain arrives sideways. Meanwhile the section inside the house has spent decades in a dry, conditioned space and is often in good shape. Tearing it out solves a problem it does not have.
So the sweet spot is straightforward. Replace what lived outdoors and failed, leave what lived indoors, and correct the transition: flashing, crown, cap and liner. Our chimney repair service page covers each side of that line.
What Happens to the Liner During a Rebuild
This is the part cheap bids skip, and it matters more than almost anything else in the scope.
When a crew dismantles a chimney above the roof line, the clay tiles in that section come out with the brick. They are surrounded by masonry, not free standing, so they cannot stay behind. The flue ends up open and reachable from above. Running a new liner then costs a fraction of what it costs later.
There is a Colorado reason to reline rather than relay old tile. Altitude changes combustion. Thinner air at five thousand feet and up means less oxygen per cubic foot, which affects how an appliance burns and how the flue drafts.
Sizing that suited an open fireplace in 1925 is often wrong for a modern insert. A properly sized stainless liner warms faster and drafts better on a below zero morning in Aurora.
Height gets corrected at the same time. NFPA 211 codifies the 3-2-10 rule: a chimney should extend at least three feet above the highest point where it passes through the roof, and at least two feet above anything within ten feet.

Say it plainly: if a rebuild bid does not address the liner, either it was verified sound with a camera and written down, or the bid is incomplete.
How a Rebuild Above the Roof Line Actually Runs
People picture chaos. It is closer to a sequence, and knowing it helps you tell a real proposal from a vague one.
- Document first. Photographs of every face, a camera scan of the flue, plumb readings, an attic look at the penetration.
- Protect and stage. Roof protection, staging, a debris path, a cover over the firebox so dust stays out of the room.
- Dismantle by hand, top down. Course by course to below the roof deck. Nothing gets pushed over.
- Inspect what demolition reveals. Rotted sheathing, an old hidden repair, a shifted flue. A good contractor stops and shows you.
- Lay the new masonry. Mortar chosen for that brick, joints tooled to shed water, corners plumb, height corrected to code.
- Liner, crown, cap, flashing. Liner before the crown is poured. Crown formed with an overhang and drip edge. Flashing counterflashed into a cut reglet.
- Clean and hand off. Debris hauled, flue swept, a final camera pass, and paperwork for the next home inspector.

Permits, Code and Inspection Touchpoints
Permit thresholds are the one part of a rebuild we will not summarize here, because Denver, Aurora, Arvada, Lakewood, Jefferson County and Douglas County each run their own building department and each draws the line in a different place. Ask every bidder the same ones and write down the answers. Contractors separate faster here than they do on price.
- Which scope are you quoting, and where exactly does the demolition stop?
- What specific findings led you to rebuild instead of repair?
- Did you scan the flue with a camera, and can I see the footage?
- What brick are you using, and is it rated for a severe weathering climate?
- What mortar type, and why that one for my brick?
- Is a new liner included, what size, and how did you size it?
- How is the crown built, and does it have an overhang and a drip edge?
- Is flashing counterflashed into the masonry or sealed on the surface?
- Who pulls the permit, and what inspections happen?
- What is the written warranty on workmanship and materials?
An honest contractor enjoys these questions. The ones who get impatient are usually the ones whose bid depends on you not asking.
Why the Cheapest Rebuild Bid Is Often the Most Expensive Outcome
A rebuild bid is not a commodity price on a defined product. Two proposals can use the same word and describe very different work. The gap hides in the same few line items.
