Yes, a chimney can be removed, and we get asked about it more than you would guess. The calls start the same way: the fireplace has not been lit in years, the stack is shedding mortar, and a repair quote on something nobody uses feels like throwing money at a chimney. Removal comes in three scopes, and they are nowhere near equivalent: down to the roofline, out from the basement through the roof, or the upper section only with the lower structure left.
Two questions have to be answered first. Is that masonry carrying load or tied into the framing, and is anything else still venting through it. A chimney with a floor joist pocketed into it is a structural member, not decoration. A stack that still serves a water heater or furnace cannot come out until the venting is redesigned.
Here is the part a demolition crew will not lead with. If the problem is simply that the fireplace is unused, decommissioning and sealing the flue is usually the better decision, and it costs a small fraction of demolition.
The Three Removal Scopes and What Each One Touches
People say "chimney removal" to mean three very different projects. The scope decides how much roofing gets rebuilt, whether ceilings and floors open up, and how long your house sits open to Front Range weather.
Above the roofline only is the common request: the exposed masonry that takes the hail, wind and freeze thaw punishment comes off, the deck is reshingled, and the chimney below the attic stays put. Full removal takes the stack out from the footing up. Partial removal leaves the lower section standing and seals the abandoned shaft where it stops.

The Structural Question That Comes First
Some chimneys are freestanding masonry that happens to run past the house. Others are woven into how the building stands up, and you cannot tell which from the sidewalk.
Chimneys That Carry Load
In older Denver housing stock, especially brick bungalows and foursquares built between roughly 1900 and 1940, chimneys were often part of an interior masonry wall. Floor joists get pocketed into the brick and beams land on it. A center stack in a 1920s home can be doing real work, and pulling it leaves joist ends hanging over nothing.
Newer builds are usually cleaner, since a prefabricated firebox in a framed chase carries its own weight and nothing else. But chases hide surprises. If your house predates the 1950s, or the chimney sits inside the footprint rather than on an exterior wall, plan on a structural engineer looking at it.
Interior Chimneys That Pass Through Living Space
An interior chimney travels through finished rooms. Every floor it crosses is a hole in the framing, and every ceiling is drywall, insulation and sometimes wiring routed around masonry. Removing it is a demolition job, then a framing job, then a finish job, on every level. The masonry is the easy part. Making the house look like the chimney was never there is where removal budgets go sideways.
Exterior chimneys are simpler: siding or veneer to close up and flashing to resolve, but no finish work in your living room. That is why removal comes in cheaper on an exterior stack.
The Hole in the Roof Is a Real Line Item
If the chimney passed through the roof, there is now an opening in the deck plus a border of roofing that was cut and flashed around it. That opening has to be framed, decked, underlaid, flashed and reroofed so the plane sheds water like the rest of the roof.
Two things make this bigger here than in a mild climate. Hail and high altitude sun age shingles fast, so a patch on a fifteen year old Front Range roof is visible from the street. And monsoon rain in July and August comes sideways, so an open deck cannot sit under a tarp waiting on a subcontractor. Sequencing the masonry crew and the roofer so the deck closes the same day is the most important call in the project.

The Ventilation Trap Nobody Mentions Until Demolition Day
This is the one that stops projects cold. In a lot of Denver homes that masonry stack is not a single flue. It is a multi flue chimney, and one flue carries combustion gases from a natural draft water heater, a furnace, or both. The fireplace side has been dormant a decade. The appliance side works every day.
Take the chimney out and those appliances have nowhere to vent. That is not a detail to sort out later, it is a carbon monoxide problem the moment the water heater fires. Partial and above roofline removals hit a second trap. If any appliance still vents through the remaining stack, you cannot cut the chimney down to roof height. The 3-2-10 rule requires a chimney to extend at least three feet above the highest point where it penetrates the roof, and at least two feet above anything within ten feet of it. Shorten it past that and the chimney will not draft and will not pass inspection, so removing height from a live stack forces chimney relining or rerouting anyway.
Why Sealing an Abandoned Flue Usually Beats Removing It
Most homeowners who ask about removal do not actually want the chimney gone. They want it to stop being a liability: stop leaking, stop needing repointing, stop letting cold air and birds and smell in, stop showing up on inspection reports. Decommissioning delivers all of that for a fraction of the cost and none of the structural risk.
NFPA 211 is the standard covering chimneys, fireplaces, vents and solid fuel burning appliances, and the accepted practice it reflects is that an out of service flue gets closed with rigid non combustible material rather than left open. What a Proper Decommission Involves
- Inspect first, so nothing gets sealed over. A camera scan confirms which flues are in the stack and whether an appliance is still connected.
- Sweep the flue clean. Creosote and soot left in a dead flue keep producing odor and hold moisture against the tile.
- Disconnect and permanently seal every appliance connector opening, including old thimbles in basement and utility walls.
- Seal the top with a solid cap or sealed top plate rather than a screened rain cap. Correctly detailed chimney cap work is what stops rain from pouring down the shaft.
- Close the bottom at the smoke chamber, damper or firebox throat with a rigid non combustible closure, not expanding foam.
- Insulate the shaft where it makes sense, so the dead chimney stops acting as a cold column through the house.
- Keep the crown, flashing and exterior brick maintained so water is not getting in from above.
- Label the sealed flue at the firebox and the appliance wall, so future owners know it is out of service on purpose.
That last step matters. An unlabeled sealed flue reads to a home inspector as a mystery, and mysteries turn into objections at closing.
Decommission or Remove: How the Two Compare
Side by side, the tradeoff is rarely close for an unused fireplace. Removal buys a changed roofline and a permanent decision. Sealing buys the same relief while keeping options open.

We are not against removal. There are situations where it is clearly correct, and we say so on site:
- The stack is unsound above the roof or has lost enough mortar that rebuilding costs more than removal.
- Nothing vents through it and there is no plan to ever burn.
- The chimney sits in the middle of a remodel, and the floor plan you want does not exist while it stands.
- Repeated water intrusion traces to the chimney and the repair cycle has become annual.
- The chimney is an exterior stack on a framed wall, confirmed non structural, so removal stays outside the house.
- A prefabricated firebox and framed chase have reached end of life and the appliance is not being replaced.
